住的过程中出现家里的appliance坏了、下水道堵了这样的事情还算是好解决的，房东给换一个或者找人来修就是了。常见的房东/租客纠纷是，在租约到期租客搬走的时候，发现家里有些地方需要修补，房东要扣租客的押金，而租客坚持认为这些需要修补的地方是搬进去之前就存在了。
为了避免房东和租客带来不必要的的纠纷，一个特别有效的办法是把所有的检查程序化，在入住前和租客一起做一个详尽的记录，按每个房间检查地面、墙、天花板、门、窗、插座、灯泡，大大小小所有物件的状况，有问题的都标注出来。最后租客签字，并表示同意到期后如果检查出新的问题，维修费用从押金中扣除。
